Building Surveys Buying a property is one of the largest
single financial commitment undertaken by any individual and so
often the buyer is unaware of the condition of the property prior
to purchasing. Commissioning a pre-purchase survey is therefore
considered to be a simple and economical way to avoid unpleasant
and perhaps costly surprises. Our Chartered Building Surveyors provide
a range of services from the very basic valuation survey up to a
thorough building survey.
The most common type of pre-purchase surveys are:-
Mortgage Valuations
Often required by mortgage lenders, this type of survey will only
record very basic information about the property and includes the
market value. It does not provide a detailed report on the condition
of the property.
Home Buyers Survey
This type of survey reports on the condition of both the exterior
and interior of the property and would include the market value
and a reinstatement value of which the property should be insured
for.
Building Survey
A building survey is a more detailed report and follows a similar
format to the Home Buyers Survey. In addition it explains the construction
in more detail and suggests recommended repair procedures for all
identified defects. The report can include specific requirements
to suit individual needs. This type of survey is recommended on
older type properties or where alternation works have been carried
out.
